Affordable Housing Development
Freebird serves as at risk developer and owner of affordable housing developments serving households with a broad range of incomes, abilities, and needs.
MONROE COMMONS
Santa Clara, CA
Monroe Commons is a 74,000 square-foot three-story building containing 65 residential units in a mix of studios and one-, two- and three-bedroom units. All units are deed restricted for use by households at income tiers between 30 - 80 percent of area median income (AMI). 25% of the units are reserved for households with intellectual or developmental disabilities. The project includes on-site amenities such as a fitness center located on the second floor, a game room on the third floor, a laundry room and community room located on the ground floor, and approximately 32,000 square feet of open space. The project includes many sustainability features including photovoltaics, pervious concrete for the parking lot, low flow plumbing fixtures, and energy efficient lighting.
The project was developed in partnership with Affordable Housing Access on land owned by the City of Santa Clara. Housing Choices Coalition and LifeSTEPS provide on-site social services and the John Stewart Company provides property management services.

HKIT Architects is the project architect. CORE Builders is the general cotnractor.

Construction started in April 2022 and completed in October 2023.

SOUTH PARK COMMONS
Santa Rosa, CA
South Park Commons (f.k.a. Bennett Valley Apartments) is the development of a four-story building containing 62 residential units in a mix of studios and one-, two- and three-bedroom units. All units will be deed restricted for use by households at income tiers between 20 - 60 percent of area median income (AMI). 50% of the units will be reserved for permanent supportive housing for households experiencing homelessness. The project will also include on-site amenities including a community room, a laundry room, a property management office, a social services office, and expansive open space including a children's play area and community gardening. The project will include many sustainability features including photovoltaics, low flow plumbing fixtures, and energy efficient lighting.
The project is being developed in partnership with Allied Housing on land owned by the City of Santa Rosa. Affiliates of Allied, Abode Services and Housing for Independent People, will also provide on-site social services and property management services, respectively.
HKIT Architects is the project architect. CORE Builders is the general contractor.

Construction started in April 2023 and is expected to be completed by the end of 2024.
SAGGIO HILLS AFFORDABLE HOUSING
Healdsburg, CA
Saggio Hills is the development of an inclusive mixed-income and mixed-tenure (for-sale and rental) community nestled in the rolling hills of Healdsburg, CA. All rental units will be deed restricted for use by households at income tiers between 30 - 80 percent of area median income (AMI). For-sale townhomes will be deed restricted to households up to 120% AMI. 10% of the rental units will be reserved for people with intellectual and developmental disabilities. The project will include a variety of housing types and unit sizes, all scaled and designed appropriately within the context of the development’s beautiful natural setting. Indoor amenities will include a central community building with a community room and property management offices, and complement outdoor amenities including a children's play area, community gardens/farm, pedestrian and bike paths, and hiking trails. The project will be all electric and include many sustainability features including photovoltaics, low flow plumbing fixtures, and energy efficient lighting.
The project is being developed in partnership with Jamboree Housing Corporation on land that is anticipated to be conveyed to the City of Healdsburg. Jamboree and North Bay Housing Coalition will provide on-site social services and the John Stewart Company will provide property management services.
Mithun is the project architect and landscape architect.

Construction is anticipated to start in 2024.

Freebird provides select clients with a wide array of development services from performing early feasibility analyses to overseeing construction and commencement of operations.
EL RANCHO VERDE
San Jose, CA
Freebird acted as Owner's Representative on behalf of L+M Development Partners during predevelopment and construction. El Rancho Verde involved the acquisition and rehabilitation of a 700-unit affordable housing development financed with low income housing tax credits, tax exempt bonds, and project based vouchers.
CORNERSTONE VILLAGE
Los Angeles, CA
Freebird provided affordable housing and financial consultant services to ETTA Community on the new construction of a 64-unit development serving people with intellectual and developmental disabilities. Services included determining the most appropriate affordability and financing structure for the project.
